To assist the Coordinator Building & Facilities Operations in the effective and efficient supervision of contractors and supervise minor capital works projects as required, to ensure Building Assets are maintained in accordance with the Asset Management Plan and that organisational and customer outcomes are achieved.

PRINCIPAL DUTIES AND RESPONSIBILITIES
  • Supervise and review maintenance work on Council’s building assets to ensure compliance with targets and standards, taking corrective action as needed.
  • Monitor and review programmed maintenance to ensure tasks are completed on schedule and to required standards.
  • Perform minor maintenance tasks to maintain Council buildings and assets.
  • Inspect Council buildings during site visits and report outstanding maintenance issues.
  • Undertake programmed maintenance, including incidental signage maintenance.
  • Ensure all customer service requests are logged, actioned, and completed.
  • Plan and execute major maintenance works, ensuring minimal disruption, timely completion, budget compliance, and quality standards.
  • Obtain quotes and coordinate subcontractors for specific maintenance tasks, including access arrangements.
  • Assist with monitoring and reviewing building maintenance contracts and programs.
  • Oversee contractor management processes and ensure compliance with obligations.
  • Conduct contractor inspections and audits to ensure guideline and specification compliance, addressing issues as appropriate.
  • Procure materials for maintenance work, authorise payments, and monitor budget spending.
  • Liaise with other City officers to coordinate and improve maintenance outcomes.
  • Conduct annual building inspections and provide cost estimates for budget planning.
  • Maintain accurate work records and provide reports and research as required.
  • Handle public enquiries, complaints, and correspondence in line with policies to ensure excellent customer service.
  • Support the management of minor construction contracts as required.

  • Propose improvements to systems and practices for continuous improvement.

  • Perform other duties as directed by the Coordinator Building & Facilities Operations, within the scope of the position.

POSITION REQUIREMENTS
Essential
  • Relevant building qualification (Builder’s Registration, Building Supervision, or Construction) or equivalent.
  • Experience in the building industry, particularly in maintenance.
  • Strong organisational and administrative skills, with ability to meet strict deadlines.
  • Exposure to project management in the building sector.
  • Strong interpersonal and negotiation skills for effective communication and customer service.
  • Good written communication, including ability to perform research and write reports/letters.
  • Ability to use initiative and sound judgement.
  • Capable of working both independently and within a team environment.
  • Knowledge of Work Health and Safety (WHS) requirements relevant to the role.
  • Experience supervising contractors to meet outcomes.
  • Ability to obtain required legislative endorsements (e.g. White Card) and knowledge of WHS.
  • Proficiency in Microsoft Office (Word, Excel, Adobe Acrobat, Outlook).
  • Possession of or ability to obtain a current motor vehicle driver’s licence.
  • Possession of or ability to obtain a satisfactory National Police Clearance (dated within last 12 months).

Desirable
  • Experience in ordering materials.
  • Previous exposure to budget preparation and management.
  • Knowledge of Acts and Regulations relevant to building operations.
